Bathroom and kitchen renovations in Auckland, built to an award-winning standard.

Glenbuild renovates bathrooms, ensuites and kitchens across central and eastern Auckland, on their own or as part of a wider renovation.

What these rooms really involve

Kitchens and bathrooms are where every trade meets in a small space.

01

Look before pricing

Asbestos, rot and galvanised plumbing are the usual finds in an older Auckland bathroom. We look for them before we price, so the number you sign covers the room you actually have.

02

The same trades, job after job

Plumbing, electrical, waterproofing and tiling go to sub-trades who have worked with Finn for years. That continuity is what makes the membrane, the tile set-out and the fittings line up.

03

Consent where it is needed

Like-for-like work is often exempt. Moving drainage, taking out a wall or adding a level-entry shower usually is not. We tell you which side of the line your job sits on before the design is settled.

The standard

One room, built to the standard of our award-winning renovations.

A bathroom or kitchen gets the same standard from us as a whole house. The room is smaller, but so is the margin for error, because every junction between tile, joinery and fitting sits in plain sight.

You can see it across our renovations. At Challinor in Mt Albert, a bungalow renovation completed in 2020, we built two tiled bathrooms and an open-plan kitchen that opens to a deck and saltwater pool. In Remuera, a new white kitchen anchors open-plan living that runs out through full-height sliders to a covered outdoor room. At Rawhitiroa in Kohimarama, all three bathrooms were rebuilt in premium finishes and the kitchen and dining enlarged, with steel beams taking the place of structural walls.

Some people come to us for a single bathroom or an ensuite. Others want the kitchen redone as part of a bigger renovation or an extension. The approach is the same either way.

Older homes

What is behind the linings decides the job.

In an older Auckland home, the finishes are the easy part. What decides the job is behind the linings: the framing, the drainage, the membrane under the tiles. That is why labour is typically 40 to 50 percent of a bathroom budget.

Kitchens are no different. Move the sink, or take out a wall to open the kitchen to the living, and you have changed the drainage and the structure, and usually the consent position as well. On the Grey Lynn villa, the kitchen came as part of a rear that was completely reworked.

Consent

Which bathroom and kitchen work needs consent.

Like-for-like bathroom work is generally exempt from building consent under Schedule 1 of the Building Act 2004: replacing or repositioning fixtures in the existing room, and new wall and floor finishes. Adding a bathroom, moving drainage, changing structure, or a new wet-area membrane or level-entry shower usually needs consent.

Exempt or not, the work still has to meet the Building Code, and sanitary plumbing has to be done by an authorised plumber, who issues a plumbing certificate. A project manager runs the day to day alongside Finn, and you are kept in the loop the whole way.

Indicative costs

What a bathroom or kitchen renovation costs in Auckland in 2026.

Indicative 2026 Auckland ranges put a mid-range full bathroom at about $25,000 to $40,000 and a mid-range kitchen at about $35,000 to $60,000 excluding GST. Treat these as a rough guide, not a quote. Layout changes, finishes and what turns up behind the linings move the number most, and in a pre-1940s home a contingency closer to 20 percent is sensible. Finn prices your room once he has seen it.

Our cost guides for bathrooms and kitchens go further into the premium ranges and what drives them.

Common questions

Bathrooms and kitchens: the questions that come up first.

How much does a bathroom renovation cost in Auckland?

Indicative 2026 Auckland market ranges put a mid-range full bathroom at about $25,000 to $40,000, with premium bathrooms from about $40,000 to $55,000 and past $70,000 once the layout changes. Treat them as a guide, not a quote. Finishes, layout changes and what sits behind the linings move the number most.

How much does a kitchen renovation cost in Auckland?

Indicative 2026 Auckland market ranges put a mid-range kitchen at about $35,000 to $60,000 excluding GST, reaching about $90,000 with stone and layout changes. High-end kitchens start from about $90,000 and bespoke kitchens pass $120,000. Always check whether a quote includes GST.

Why does an ensuite cost almost as much as a full bathroom?

Because the fixed costs of a wet area do not shrink with the floor area. Indicative 2026 Auckland ranges put a luxury ensuite with a layout change at about $50,000 to $90,000 or more.

Does a bathroom renovation need building consent?

Not if it is like-for-like: replacing or repositioning fixtures within the existing bathroom and replacing finishes is generally exempt under Schedule 1 of the Building Act 2004. Adding a bathroom, moving drainage, changing structure, or a new wet-area membrane or level-entry shower usually needs consent. Either way, an authorised plumber must do the sanitary plumbing and issue a plumbing certificate.

Does taking out a wall for an open-plan kitchen need consent?

Usually, because removing a wall that carries load is a structural change. Indicative 2026 Auckland ranges put wall removal and layout changes at about $20,000 to $80,000 on top of the kitchen itself. At Rawhitiroa, steel beams went in where structural walls came out to enlarge the kitchen and dining.

What hidden costs turn up in an older bathroom?

Asbestos, rot and galvanised plumbing are the common ones in older Auckland homes. It is also why Auckland bathroom costs run roughly 20 to 30 percent above the national average, and why labour is roughly 40 to 50 percent of a typical bathroom budget.

Do you renovate a kitchen or bathroom on its own?

Yes, on its own or as part of a wider renovation. At Challinor in Mt Albert, two tiled bathrooms and an open-plan kitchen were part of a 2020 bungalow renovation, and at Rawhitiroa in Kohimarama all three bathrooms were rebuilt within a whole-house renovation.

Who does the plumbing, waterproofing and tiling?

Sub-trades who have worked with Finn for years. Plumbing, electrical, waterproofing and tiling all go to the same long-standing trades, and a project manager runs the day to day alongside Finn.
