What a Bathroom Renovation Costs in Auckland (2026)

Indicative 2026 ranges for a full bathroom in Auckland, what pushes the number up, the costs older homes hide, and where consent comes into it.

A full bathroom renovation in Auckland typically costs $25,000 to $40,000 at mid-range in 2026. Premium bathrooms start around $40,000 to $55,000 and pass $70,000 once the layout changes. These are indicative market ranges, not Glenbuild quotes. Tiling area, moving plumbing, fittings and the age of the house decide where you land.

We renovate bathrooms and kitchens in Auckland, on their own or inside a bigger job. Here is what the money pays for, and which decisions move it most.

Refresh, mid-range or premium: what each one buys

The tier you choose sets most of the cost before a tile goes up. A refresh keeps the room as it is: new vanity, new tapware, perhaps new finishes, with every pipe left where it sits. It is the lowest-cost way to change how a bathroom looks.

A mid-range renovation strips the room to the frame and rebuilds it, typically for $25,000 to $40,000 in Auckland: new waterproofing, new linings, a full tile job and mid-range fittings, usually in the existing layout. A premium bathroom starts around $40,000 to $55,000 and moves past $70,000 when walls, fixtures or drainage are relocated. That is where most of the jump happens. Not the tapware, but the work behind it.

Why does an ensuite cost nearly as much as a main bathroom?

An ensuite costs less than a main bathroom, but nowhere near proportionally less, because the fixed costs do not shrink with the floor area. You still need a plumber, an electrician, a waterproofer and a tiler, and you still need a shower, a toilet, a vanity, extraction and a membrane. Halve the floor and you halve some of the tiles, not the trades.

A luxury ensuite with a layout change commonly runs $50,000 to $90,000 or more in Auckland. Tight rooms also take longer to tile and detail, so a small, high-spec space can cost more per square metre than anything else in the house.

What drives the cost of a bathroom renovation?

Tiling area, moving plumbing, fittings and labour move a bathroom budget more than anything else. Labour alone is roughly 40 to 50 percent of a typical bathroom budget, and Auckland bathrooms run roughly 20 to 30 percent above the national average.

  • Tiling area. Floor-to-ceiling tiles in every wet zone take far more labour and material than a tiled shower with painted walls.
  • Moving plumbing. Shifting a toilet, a shower waste or a vanity means new drainage runs, and in a timber-floored home that often means work under the house.
  • Fittings. A wall-hung toilet, a frameless screen and concealed tapware each add cost, and each needs framing behind the lining.
  • Sequencing. Plumber, electrician, waterproofer, tiler and builder have to arrive in the right order. This is where time and money are saved or lost.

We use plumbing, electrical, waterproofing and tiling trades we have worked with for years. In a room this small, every trade depends on the one before it.

The hidden costs in older Auckland homes

In an older home, the usual bathroom surprises are asbestos, rot and galvanised pipe, and they only show once the linings come off. Decades of small leaks do their damage around the shower and toilet, so rotten framing and subfloor are common.

Old linings, vinyl and adhesives can contain asbestos, which has to be tested and removed safely before demolition goes further. Galvanised supply pipe is usually worth replacing while the walls are open, rather than leaving it to fail behind new tiles. On a character home, hold a contingency closer to 20 percent. Our guide to renovating a character villa explains why older houses ask for that margin.

Bathrooms we have built

At Rawhitiroa in Kohimarama, all three bathrooms were rebuilt in premium finishes as part of the renovation that won the 2023 National Supreme Renovation of the Year. At Challinor in Mt Albert, a full bungalow renovation included two tiled bathrooms. Different houses and budgets, the same order of work: waterproofing and falls right before anything decorative goes on.

Common questions

How much does a bathroom renovation cost in Auckland?

Indicative 2026 Auckland market ranges put a mid-range full bathroom at about $25,000 to $40,000. Premium bathrooms start around $40,000 to $55,000 and go past $70,000 when the layout changes. These are market ranges, not quotes.

Why is a small ensuite almost as expensive as a full bathroom?

Because the fixed costs stay the same: the same trades, the same fixtures and the same waterproofing. A luxury ensuite with a layout change commonly runs $50,000 to $90,000 or more in Auckland.

How much of a bathroom budget is labour?

Roughly 40 to 50 percent. Plumbing, electrical, waterproofing, tiling and carpentry all have to be sequenced, and Auckland bathroom costs run roughly 20 to 30 percent above the national average.

Do I need consent to renovate my bathroom in Auckland?

Not usually for like-for-like work, which is generally exempt under Schedule 1 of the Building Act 2004. Adding a bathroom, moving drainage, changing structure or installing a level-entry shower usually needs consent.

What hidden costs should I expect in an older Auckland bathroom?

Asbestos in old linings or vinyl, rot around the shower and toilet, and galvanised supply pipe are the three most common. On a pre-1940s home, a contingency closer to 20 percent is sensible.
