The Grey Lynn villa, an early-1900s character home renovated by Glenbuild

Grey Lynn · early-1900s villa

Villas and bungalows · Auckland

Villa and bungalow renovations in Auckland that keep the character and fix the rest.

Glenbuild renovates villas, bungalows and other character homes across central and eastern Auckland. Some need a full restoration, some a reworked layout, some more room. Whatever the job, we keep what gives the house its character and change what no longer works. Our Grey Lynn villa renovation took Gold and a national Top 100 place at Master Builders House of the Year 2018.

What a character renovation involves

Keep the character. Change what doesn't work.

01

Start with what the house is

When it was built, how it was built, what has been done to it since, and what the planning rules protect. That decides what the renovation can be.

02

Keep what earns its place

Sometimes that is the street front, sometimes the whole house front to back. Sometimes the layout is what needs to change, as it did on the Challinor bungalow. Every house is a different answer.

03

Set the contingency honestly

Pre-1940s homes hide more. We open up early and plan for a contingency closer to 20 percent, so a find behind the linings is a decision rather than a shock.

Villas and bungalows

Villas and bungalows ask for different things.

A villa and a bungalow come from different eras and were built differently, so a character renovation starts with knowing which one you have and what has been done to it since.

The Grey Lynn villa dates from the early 1900s. It kept its character at the street while the rear was completely reworked: open-plan living under a skylight, a deck, and a glassed outdoor room with a built-in bar. EMA Architects designed it.

Challinor, in Mt Albert, is a bungalow. Its 2020 renovation, designed by Pearson & Associates, brought the kitchen, dining and living into one open-plan space that opens to a deck and a saltwater pool, with three bedrooms, two tiled bathrooms and a separate studio. Mt Albert is also where our office is.

The approach is the same each time. Work out what the house is, keep what earns its place, and change the parts that no longer suit the way you live.

Planning and consent

Special Character Areas, heritage overlays and consent.

Many Auckland villas and bungalows sit under the Special Character Areas overlay in the Auckland Unitary Plan, or under a heritage overlay. That can mean resource consent for external changes, additions and demolition, on top of any building consent.

The rules are changing, so check your address on Auckland Council's Unitary Plan viewer and talk to a planner before you commit to a design. Finding out early costs far less than redesigning later.

Building consent is its own question. Structural changes, new plumbing and drainage usually need it, and so does a reclad, because recladding is Restricted Building Work. That matters on a character home whose cladding has reached the end of its life.

Budget

What a character home renovation costs, and why contingency matters.

Indicative 2026 Auckland ranges put high-end renovation at roughly $3,500 to $7,500 per square metre, and a comprehensive high-spec renovation of 120 to 200sqm at about $350,000 to $600,000 or more. Treat these as a rough guide, not a quote. On a pre-1940s villa or bungalow, allow a contingency closer to 20 percent, because asbestos, rot and galvanised plumbing are common once the linings are off.

Kitchens, bathrooms and a rear extension are often where the budget goes, and each has its own page. If you are still weighing up a villa, our article on renovating a character villa covers what to know first.

Common questions

Villas and bungalows: the questions that come up first.

How much does it cost to renovate a villa in Auckland?

Indicative 2026 Auckland market ranges put high-end renovation at about $3,500 to $7,500 per square metre, with a comprehensive high-spec renovation of 120 to 200sqm at about $350,000 to $600,000 or more. They are a guide, not a quote, and Auckland renovation costs run roughly 10 to 20 percent above the national average.

How much contingency should I allow on a pre-1940s home?

Closer to 20 percent. Older villas and bungalows are where asbestos, rot and galvanised plumbing tend to appear once the linings are off, and a contingency of that size turns those finds into decisions rather than emergencies.

Can I change the front of a villa in a Special Character Area?

Possibly, but the Special Character Areas overlay in the Auckland Unitary Plan can require resource consent for external changes, additions and demolition. The rules are changing, so confirm the current position for your address with a planner.

How do I find out if my house is in a Special Character Area?

Look up your address on Auckland Council's Unitary Plan viewer, which shows the Special Character Areas overlay and the heritage overlays.

Does a villa reclad need building consent?

Yes. Recladding is Restricted Building Work and needs building consent, and the Code Compliance Certificate is council's final sign-off once the work is done.

Can you keep a villa's character and still open up the back?

Yes, and it is a common brief, though not the only one. The early-1900s Grey Lynn villa kept its character at the front while the rear was completely reworked into open-plan living under a skylight, with a deck and a glassed outdoor room. It took Gold and a national Top 100 place at Master Builders House of the Year 2018.

Do you renovate bungalows as well as villas?

Yes. Challinor in Mt Albert is a bungalow we renovated in 2020: an open-plan kitchen, dining and living opening to a deck and saltwater pool, three bedrooms, two tiled bathrooms and a separate studio, designed by Pearson & Associates.

Can you extend a villa or bungalow as part of the renovation?

Yes, and the extension often goes at the rear. Indicative 2026 Auckland ranges put most extensions at about $3,500 to $8,000 per square metre, and in a Special Character Area an addition can need resource consent as well as building consent.

Who designs a character home renovation?

Your architect, with Glenbuild building from their drawings. The Grey Lynn villa was designed by EMA Architects and the Challinor bungalow by Pearson & Associates, and Glenbuild has been building in Auckland since 1994.
