What does Glenbuild build?
High-end new homes and major renovations across Auckland, built from an architect's drawings. Glenbuild has been building since 1994 and works mainly in central and eastern Auckland, with recent projects in Remuera, Grey Lynn, Mt Eden, Mt Albert and Pt Chevalier.
Who will I actually deal with?
Finn Glengarry, the director. He takes the first call, prices the job, and is on site through the build to handover. Finn founded Glenbuild with his father Rob in 1994 and has more than 30 years of building behind him.
What awards has Glenbuild won?
House of the Year awards across five competition years: 2009, 2011, 2016, 2018 and 2023. The 2023 result was the National Supreme Renovation of the Year for the Rawhitiroa renovation in Remuera, which is the top renovation award in the country, alongside a National Category award, a place in the national Top 100, and Gold.
Which project won the 2023 National Supreme?
Rawhitiroa, a renovation in Remuera. It is a 460sqm masonry home reworked around a new 60sqm extension, with steel beams in place of structural walls, an enlarged kitchen and dining, a new gym, and all three bathrooms rebuilt. It was designed by Neu Architecture and completed in 2023.
Is Glenbuild a Registered Master Builder?
Yes. Glenbuild is a member of Registered Master Builders and a Licensed Building Practitioner, and uses HazardCo for site health and safety.
Do you offer a guarantee?
Every home Glenbuild builds has the option of a Master Build 10-Year Guarantee. It is taken out by the owner rather than applied automatically, so it is your call whether to have it, and Glenbuild arranges it if you want it.
What areas of Auckland do you work in?
Central and eastern Auckland, with the office at 9/55 Sainsbury Road, Mount Albert. Recent projects are in Remuera, Grey Lynn, Mt Eden, Mt Albert and Pt Chevalier, and Glenbuild has also built on Waiheke, including a 219sqm three-storey home over Huruhi Bay.
Do I need an architect before I call you?
No, but it helps. Glenbuild prices and builds from an architect's drawings, and the earlier it sees a design the more useful it can be about what will be expensive to build. Recent projects have been designed by Neu Architecture, EMA Architects, Pearson & Associates and Bull O'Sullivan Architecture.
How much does a build or renovation cost?
There is no honest per-square-metre number, because on high-end work the cost is set by the design rather than the floor area. Structure, ground conditions, joinery, glazing and finish level move a price far more than size does. Send the drawings through and Finn will price the design that was actually drawn.
How long does a building consent take?
Councils have 20 working days to grant or refuse a building consent under the Building Act 2004. That clock pauses whenever the council asks for further information, which is the usual reason a consent takes longer than the statutory period. A Code Compliance Certificate is also a 20 working day decision.
Do you use the same trades on every job?
Mostly, yes. Most of the subtrades on a Glenbuild site have worked with Finn for years, and some for the better part of thirty. Glenbuild also uses project managers on site, so there is someone running the day to day alongside Finn.
Is Glenbuild a family business?
Yes, and now across three generations. Finn started Glenbuild with his father Rob in 1994. Rob is retired, and Finn's son Connor now works in the business.
